LE ROITELET - converted from what was originally the farm baker's cottage, a number of original features have helped create a modern gite, whilst retaining its cottage charm. It benefits from full gas central heating, making it ideal for winter lets.

Part of the original cottage, dating back to 1838, the garden path leads to a large kitchen and dining room displaying original beams and with exposed stone walls. It has been well-furnished, with a dining area seating up to 6 persons, large dresser and wine rack. The modern fitted kitchen provides ample storage, complete with washing-machine, fridge-freezer, microwave and gas cooker and is fully equipped with crockery, cutlery and kitchen utensils.
The beamed lounge offers comfortable seating and occasional oak furniture, typical of the region, complete with a TV and radio/CD player. The ground floor is tiled throughout. From the lounge, a hardwood staircase leads to a landing off which there is a double bedroom with king-sized bed, & a suite of pine furniture. A small landing leads to a bedroom comprising bunk beds and a single bed. The modern, fully tiled bathroom comprises shower, washbasin with mirror/light/shaver socket and toilet. Original oak beams and attractive chestnut flooring give character to the bedrooms, both of which have views over the courtyard.

If required, a 3rd bedroom (wheelchair-friendly) may be available. This is a double en-suite room with wet room style shower room.

There is a private garden with table and chairs, and a stone barbecue, as well as a small table and chairs in the courtyard. The extensive, enclosed grounds are surrounded by fields and are home to some mature trees and shrubs, as well as a variety of birds and wildlife.

The 10x5 metre pool is fully fenced to comply with current French regulations. It has a generous sun-bathing terrace complete with sun loungers. There is a covered games area opposite the pool with table tennis and table football. A large play area with swings, basket ball net, badminton and trampoline provide activities for the children and there are a few toys available for toddlers.
