This delightful cottage, which backs onto mature woodland situated adjacent to the River Isle, is set on the edge of a small market town. It's tranquil yet semi rural position is perfect for a peaceful break but you are only a few minutes drive away from services. The cottage is situated within a 1,200m2 plot (which ensures privacy) and is all on one level with only one step up to the front door (ideal for those with special needs). The cottage is set up to sleep 4 people. Large lounge with dining area. Well equipped kitchen with dishwasher/washing machine. The master bedroom has a double bed. Bedroom 2 has two single beds. An additional peaceful family/reading room has French doors opening onto secluded garden and woodland beyond. Beautiful Wysteria trellised veranda.

GUEST BOOK available at the property which contains information about local attractions. Montpon has a tourist information office which can provide further details of current events and festivals.
Deposit of 30% of total cost payable to secure booking. Balance and damages deposit due 8 weeks before start of holiday.
Saturday is arrival day during high summer but flexible outside of this season.
Arrivals after 16.00hrs and leave by 10.00hrs on day of departure. However we recognise that flight times may not always run on these times and will try to be as flexible as we can.
Outside of high season the property can be booked for extended periods at reduced rates which may suit house hunters or longer term lets. Short breaks (minimum of 3 nights) will also be catered for outside of peak summer season subject to availability.
Conveniently there is a Supermarket only 200 metres away which is open for extended hours 7 days a week. The centre of town is only a 15 minutes walk (or 20 mins following the riverside path) away boasting a number of popular restaurants, cafes and bars. There are numerous outlets to cater for every need including internet access (via library) and a swimming pool (summer only). There is a fantastic local park and canoe centre (summer only) 5 minutes walk away (again with longer option to avoid the roads by following the river path) with an outdoor swim lake/beach and childrens playground.
Property is ideally located for touring the Northern Dordogne region - whether by car or bike. Easy day trips include St Emilion, Bordeaux (option to travel by direct train from Montpon's station), Bergerac, Ste-Foye-Le-Grande (nearest Bastide town), Perigueux, Aubeterre's subterranean church, Chateau de Puyguilhem and Chateaux de Hautefort. Traditional French markets abound. Atlantic coastline and Arcachon's seafood restaurants are only 2 hours away.
